League City Window Replacement: Windows, Patio Doors and Glass

A League City windows and doors job gets decided twice: by what goes into the opening, and by what is on file afterward. All of Galveston County sits inside the catastrophe area designated by the Texas Department of Insurance, and the eligibility rules that follow reach replacement work, not only new houses.

In Harris County the designated area covers five named cities east of State Highway 146, and League City is not one of them, so the slice of the city north of Clear Creek is a different conversation. Ask your agent which applies to your parcel before anyone orders glass.

The stock here is young and it is builder stock: more than half of League City's houses went up after 2000, and roughly a third from 1970 through 1999.

Clear Creek Village runs from the mid sixties to about 1990 and still holds single-glazed aluminum sliders with no thermal break; Brittany Lakes, Victory Lakes, Westover Park, Tuscan Lakes and Mar Bella fill in from the late nineties onward; the genuinely old houses sit in the historic district along the 500 to 900 blocks of East Main.

What fails first tracks that timeline: silted slider tracks and soft stools in the older houses, and in the newer ones the sliding patio door, the largest moving object in the building and the cheapest unit on the builder's schedule.

A patio slider is a drainage device with a view attached. Its bottom track is a horizontal gutter at floor level, so it wants a sloped sill with weeps exiting through baffles rather than straight-through holes a gust can push water back through.

Beneath it, a back-dammed pan with end dams keeps what gets past the track off the slab edge and the flooring. Above it, tandem stainless roller carriages adjusted so the panel rides level hold the interlock at the meeting stile engaged.

A panel that has dropped an eighth of an inch rides on one wheel, the interlock parts, and the door passes air and water along its full height.

Entry and French doors fail on different terms. A steel skin bonded to a foam core can bow when its outer face runs far hotter than its inner one, and a dark steel door on an unshaded west or southwest wall with nothing above it is where that shows.

Chloride-laden air off the bay then works on the cut bottom edge, where the sweep holds moisture against the metal. Fiberglass will not corrode and carries a dark color better in that position. Steel is sound on a north or east elevation or under a deep porch, and it costs less, so that is what we quote there.

Clearances are where door work goes wrong on paper, not in the wall. The residential code wants the required egress door side-hinged, with at least 32 inches of clear width between the door face and the stop at ninety degrees, and 78 inches of clear height from the top of the threshold.

The landing sits no more than an inch and a half below that threshold, or eight and a quarter inches where the door does not swing out over it.

Build up a sill pan, fit a thicker threshold cap or hang a storm door and you eat into those figures, so we check them on League City windows and doors before ordering. An outswing leaf bears on its stop under pressure rather than on the weatherstrip, which helps here, but it must clear its landing.

Glazing is the part most buyers get sold instead of choosing. TDI's wind zone table for Galveston County places League City in the Inland I zone at a 120 mile per hour three-second gust basic wind speed, while neighboring Friendswood is the county's only Inland II community at 110.

TDI's own guidance on window and door work states that in Inland I an impact-resistant shutter system may be required if you install non-impact-resistant windows or non-impact-resistant glass doors, and that in the Seaward zone that extends to exterior doors whether or not they hold glass. Two legitimate routes to one requirement, and they do not cost the same.

Then read this part twice. State law expects the windstorm inspection application, Form WPI-1, to reach TDI before the work begins. Miss it and a certificate is still reachable, but you are into supplying plans, calculations, test data and installation instructions, or paying an appointed Texas licensed professional engineer for a post-construction inspection. Filing first is a form.

Filing late is an engineer's report. So the plainest recommendation here is timing: if the house predates 1988 and has had no alterations since, do not start pulling windows and doors out in September with a renewal pending and nothing submitted. Get the application in, or wait until you can.

Interior relative humidity and interior surface temperature still get measured at several openings, and they still decide what ends up on the quote.

The job we turn down most often is a patio door. A panel that drags, plus a damp floor in summer, is usually a roller carriage, a weep clearance and a threshold cap adjustment, and we would rather quote that than a door.

We will also tell you to stop and call your insurance agent before committing to anything, because if your coverage sits with a private carrier that does not ask for a certificate of compliance, the paperwork driving half of this page may not drive your decision at all.

How It Works

1. Measured survey and humidity reading. We measure every rough opening, check the sill and stool for existing water damage, and take indoor relative humidity plus interior surface temperature at several windows. Those readings decide what gets quoted and whether the honest answer is a smaller job than you expected.
2. A specification you can actually read. You get frame material, glass build, spacer type, whole-unit U-factor and the published condensation resistance number for each opening, along with the reason each choice was made.
